How to Show Source of Funds for a Student Visa

Proof of funds shows the money exists. Source of funds shows where it came from, and that's what a case officer actually scrutinises.

Proof of funds answers "is the money there?" Source of funds answers a harder question: "how did it get there?" Any large, one-off deposit into a sponsor's account, a lump sum that wasn't part of a regular salary pattern, is one of the most common reasons a financial file gets a follow-up request or an outright refusal. The fix isn't hiding the deposit, it's documenting it properly the first time.

When source of funds becomes necessary

If your sponsor's funds are simply the accumulation of a normal salary over several years, source of funds is usually a non-issue, the salary slips and transaction history speak for themselves. It becomes necessary the moment a single large, unexplained credit appears, most often because a family sold property or a vehicle, took a loan, or drew down a business account to fund the application.

Funds through employment

  • Service or employment letter confirming role, salary and tenure
  • Recent pay slips, usually covering the last six months
  • Salary account transaction history for the same period

Funds through business income

  • Business registration documents
  • Business bank statements showing transaction history
  • Two years of financial statements certified by a chartered accountant
  • Supporting proof of income such as invoices, bills or supplier letters
  • Tax payment confirmation

Funds through a land or property sale

  • Registered deed copies, both before and after the sale
  • A valuation report
  • Title report covering the property's history
  • The sale agreement itself
  • Stamp duty payment records

Funds through a vehicle sale

  • Registration certificate showing the transfer, before and after
  • A letter from the buyer
  • A valuation report supporting the sale price

Funds through an education or personal loan

  • Loan confirmation letter from the bank
  • The mortgage bond or loan agreement
  • Evidence of how the loan will be repaid

Rental income counts too

If part of a sponsor's regular income comes from renting out a house, shop, land or a vehicle, that's a legitimate source of funds, supported by a registered rent agreement, the deed or registration certificate, a valuation, and payment proof going back several months.

Keep the trail in one direction

The single most useful thing you can do is keep every document in the SAME name and pointed the same direction: the seller on the deed matches the account holder who received the money, the dates line up, and the amount on the sale agreement roughly matches what landed in the bank account. Gaps in that chain, not the size of the sum itself, are usually what draw a case officer's attention.

Do I need source of funds if my sponsor's savings built up slowly over years?+

Generally no. Source-of-funds documentation exists mainly for large, one-off deposits. Steady savings accumulated through a documented salary over time are usually accepted on the strength of the salary and bank statements alone.

What if the property or vehicle was sold years before the visa application?+

That's usually fine, and can actually be a stronger file, since it shows the funds have been sitting for a while rather than appearing right before the application. Keep the original sale documents regardless of how long ago the sale happened.

Can gifted money from a relative count as source of funds?+

It depends on the destination and the relationship. Some countries accept gifted funds with a signed declaration and the giver's own source-of-funds evidence; others expect funds to come specifically from an accepted sponsor category. We check this against your specific situation and destination.
